How much down payment do I need?

In Canada, the minimum down payment is generally 5% for the first $500,000 of the purchase price. I can help you calculate exactly what you need based on your target price range.

What are "Closing Costs"?

Beyond your down payment, you’ll need to budget for closing costs, usually around 1.5% to 4% of the purchase price. This can include Land Transfer Tax, legal fees and adjustments, as well as things like a home inspection, bank appraisal, or lender fees.

Are there incentives for first-time buyers?

Yes. There are various government programs, such as the Land Transfer Tax Refund and the First Home Savings Account (FHSA). During our consultation, we will review which incentives you may be eligible for.

Do I have to pay you?

In most standard transactions, the Buying Agent's commission is paid by the Seller. You get full professional representation and guidance at no direct cost to you.
