Direct Bay Access - Paddleboard, swim, fish, canoe, kayak or even dock your boat from your property or community.
Strong Resale - Waterfront holds value. Always has. Landlocked homes fluctuate, Bay properties stay in demand.
Lifestyle Upgrade - Sounds cliche but it's real. Living ON the water can change your daily routine and overall well being. There was even a study on how living near water could contribute to a longer life.

The Shipyards: Open-concept homes steps from the Collingwood Terminals, trails and downtown.
Moore Bay and Princeton Shores Areas: Freehold waterfront homes with direct water access.
Blue Shores: A community known for its tennis/pickleball courts, private marina and community centre complete with gym and indoor/outdoor swimming pools.
Lighthouse Point: Collingwood's only gated waterfront. Private marina. and shoreline for you to enjoy.
Wyldewood Cove: Low-level condo waterfront with year-round outdoor heated pool and kayak launches.
It varies from sandy beaches and shallow water to rocky shores and deeper waters. Collingwood does not have as much a smooth, sandy beachfront like Wasaga Beach. Instead, you get a much wider variety of shoreline options.
Yes. Georgian Bay is freshwater and clean for swimming. Water quality can vary by location. The Town monitors beaches in summer and posts advisories if needed.
This would depend on your budget and home type you prefer. However, my personal favourite areas would be the Moore Bay and Princeton Shores areas because you get direct water access with beachfront. Lighthouse Point and Rupert's Landing have more affordable options that also have resort-style amenities. Let me know your preference for waterfront so we can discover your favourite area.
Prices jump around quite a bit. For condos at places like Lighthouse Point or Harbour House You're looking at $400,000 to $600,000 to get started. Private homes in Blue Shores cost more. Think $1.2 million minimum.
Looking for estates with their own beaches? Those can go over $3 million easily. Want a harbour view but don't need direct beach access? You'll find some cheaper options that still give you that waterfront feel.
Your best bet for affordability is condos and townhouses. Lighthouse Point, Cranberry, and units at Rupert's Landing offer the most reasonable entry points. Usually $400,000 to $800,000. These come with pools, marinas, and beach access without the headache of maintaining your own waterfront property.
Second-floor units work well for budget-conscious buyers. Harbour-view properties cost less than beachfront estates but still give you that waterfront lifestyle.

As first-time home buyers, Andrea took the time to make sure we found our first home. She was very knowledgeable about the area and real estate in general. Her down-to-earth approach made the experience seamless, especially during a crazy housing market. Thanks for all your hard work!
