Builder contracts are lengthy and favour the developer. I ensure you understand:

  • Levies & Development Charges: These can be capped to help prevent unexpected costs at closing.

  • HST Rebates: Clarifying if the price includes the HST rebate (it usually does for primary residences) and what happens if you are an investor.

  • Closing Dates: Navigating "Tentative" vs. "Firm" closing dates.

Design & Customization Strategy

Not all upgrades offer a good return on investment. I advise on which structural upgrades (like 9-foot ceilings or larger windows) must be done by the builder, and which cosmetic finishes (like lighting or backsplash) can be done later for less money.

Progress Monitoring

Does it cost more to use a Realtor for a new build?

No. The builder has a marketing budget that covers the commission for your agent. If you go alone, the builder keeps that money; you do not get a discount. However, you must bring me with you on your first visit to the sales centre to register me as your representative.

What is the Tarion Warranty?

In Ontario, new homes are protected by Tarion. This covers defects in work and materials for up to 7 years. I help you navigate the PDI (Pre-Delivery Inspection) to ensure any scratches, dents, or missing items are documented before you take the keys.

Can I inspect the house during construction?

Generally, for safety and insurance reasons, builders do not allow unaccompanied visits to the site. However, there are specific scheduled visits (like the structural frame walk) where we can view the property together.
